Re-cover roofing jobs with spray foam roof systems

In addition to being highly profitable to install, spray foam roofing systems like those from Conklin provide many benefits, such as waterproofing/leak prevention and insulation value. Many additional benefits also exist, such as superior compressive strength, lightweight, self-flashing, durable and long lasting.

Benefits of Spray Foam Roof Systems

  • Leak-free monolithic seal over the entire roof deck
  • Self-flashing
  • High insulation value
  • Rapid payback for the customer through energy savings
  • Strong adhesion and wind uplift resistance
  • Weather resistant
  • Lightweight and high strength
  • UL and FM approved systems

Sprayed Polyurethane Foam (SPF) is applied as a liquid using plural-component spray equipment to fill cracks and crevices. It then expands approximately 30 times its original liquid volume to form a hard, closed cell monolithic roof surface. The Polyurethane Foam dries within seconds after applied to the roof surface. Its expansion results in a weather tight roofing membrane that is fully adhered to the substrate. Because of polyurethane's lightweight it adds little additional weight to the structure and is often used in remedial applications.

Polyurethane foam has a history of more than 35 years as a maintainable roofing medium. It adds excellent insulation value to the structure and utility bills can reflect the difference.

Once the SPF has been applied to the proper thickness and finish specifications, a protective layer of elastomeric coating or gravel is applied. This protective layer produces a durable weather resistant surface and that can be walked on for normal maintenance.

Re-cover roofing jobs with liquid-applied membranes

The two installation options for liquid-applied membranes like those from Conklin are Roller- applied and spray application.

Liquid applied systems are highly useful as re-covers for weight-sensitive applications, such as pre-engineered steel buildings:

Spray application is generally used with coated polyurethane foam systemsCoated-polyurethane-foam systems are excellent for adding insulating value to a re-cover roof and fixing slope-to-drain problems. They are sensitive to humidity during installation. If a silicone coating is used, the roof system is not sensitive to grease and oil emissions as silicone is fairly inert.

Roller-applied systems are mostly used to prolong the life of an existing smooth-surface roof. They are a good, low-cost alternate to reroofing but are not necessarily a permanent replacement. However, newer liquid-applied roofing systems can last as long as 10 years - the caveat is that the roof has to be in fairly stable and dry condition when the new liquid membrane is applied.

Clearly, there are many options available. Sorting them out before going out to bid is the best way to assure the most appropriate roof system is chosen for the building. A properly trained and knowledgeable roofing contractor can sort through the options.

Re-cover roofing jobs with single-ply membranes

There are widespread options when it comes to single-ply membranes. There are two major types of membranes with three major installation methods.
Thermoset membranes are cured with seams that are sealed with adhesives. Thermoplastic membranes with seams are heat- or solvent-welded. The systems are either fully adhered, mechanically attached, or loose-laid and ballasted.

Single-ply membranes are good choices for most re-cover roofing jobs because they are lightweight and can re-cover over almost any deck type. They are an especially good choice when cost is the overriding factor for the customer because they usually are less expensive to install (and thus, have great profit margins).
EPDM is worth considering when the roof is wide-open with large empty expanses because it is available in 10- and 20-foot wide rolls, which minimizes the amount of seams (potential failure points). On the other hand, roofs that are densely packed and/or have multiple penetrations, thermoplastics offer smaller roll sizes (membranes with large roll sizes are more difficult to install around closely packed penetrations).

Mechanically attached membranes are generally not the preferred way of installing single-ply systems over structural concrete decks, but they are good for use on steel or wood. A fully adhered or ballasted system is more appropriate for structural concrete to avoid damage to the concrete.

Single-ply membranes should be evaluated for chemical composition if they are being installed where hydrocarbon emissions are a problem. PVC and EPDM membranes are sensitive to hydrocarbons such as oil, cooking grease and jet fuel, and should not be used. Specialty formulations of single-ply membranes are available for applications where these emissions are a problem.

Liquid-applied membranes: An excellent choice for re-covering a roof

There are several options available when undertaking a re-roofing project. Sorting them out before bidding is the best way to assure you choose the most appropriate roof system for the building.

Determining the appropriate coating material and application technique is just part of what is covered during the initial and ongoing training and support for contractors who become Conklin Roofing Systems Independent Business Owners (please see video below for more information).

For example, liquid applied roofing systems are highly useful as re-covers for weight sensitive applications such as pre-engineered steel buildings:

Coated-polyurethane-foam systems are excellent for adding insulating value to a re-cover roof and fixing slope-to-drain problems, and for those in more arid regions they also have the benefit of being sensitive to humidity during installation:

Squeegee-applied roof systems are mostly used to prolong the life of an existing smooth-surface roof. They are an effective, low-cost alternative to re-roofing but are not necessarily a permanent replacement. Newer liquid-applied roofing systems can last as long as 10 years, but the roof has to be in fairly stable and dry condition when the new liquid membrane is applied.

Coatings can also waterproof and extend the lives of older roofs. Roof coatings can protect the integrity of a metal roof by reducing thermal-shock roof damage. A cool roof coating moderates the excessive thermal expansion and contraction that otherwise could lead to fastener and seal failures.

Roofing contractors considering adding roof coatings to their service offerings should know that the elastomeric coatings market accounted for $620 million in 2004 and has grown into the double digits over the last seven years. This is definitely an opportunity to increase revenues and profits as the labor, labor hours, material costs, and disposal needs are significantly less than traditional re-roofing.

Strong selling point - Conklin Rapid Roof III holds up against hail strikes

A side-by-side assessment of Rapid Roof III over foam and a similar competitive product illustrated the amazing superiority of the Conklin product compared to the competition.

A 2010 investigation of an Oklahoma City roof coated with both Rapid Roof and the competitor’s product compared a 10’ x 10’ area of each application, and showed the following:
  • The depth of the damage from hail strikes was between an eighth and a quarter of an inch on the Rapid Roof sample, and up to six times deeper on the competitive sample.
  • The distance between strikes was far greater on the Conklin sample than on the competitive sample, which showed a tight pattern of damage.
  • The total number of strikes that showed damage was 13 on the Conklin sample, and 105 on the competitive sample!

A “veteran” of the Conklin Roofing Systems product line, Rapid Roof III has been taking on Mother Nature for over 25 years... and is still on a winning streak. And like all of our Conklin roof coatings, it’s unstoppable against the competition!

This is yet another strong selling point for contractors who incorporate Conklin Roofing Systems into their service offerings when bidding jobs.

Determining the right roof coating for different roofing substrates

Once you determine the function of a roof coating you need to consider the type of roof system you will be applying it to.

Roof coating suppliers and manufacturers like Conklin generally offer two types of coatings: all-purpose (which are suitable for a range of substrates) or application-specific (which are tailored to one type, or a limited range of substrates).

Different substrates require different roof coatings. For example, it is difficult for most coatings to adhere to hard, smooth, chemically-inert surfaces. Instead, you would typically want a rough, irregular, chemically-active surface.

Coating adhesion to a substrate improves when you apply a primer or base coat. Manufacturers will recommend certain primers or base coats to match a specific top coat with a specific substrate. PLEASE NOTE: You should only use the base coat or primer specified by the coating manufacturer.

Primers and base coats for built-up roofs offer a good example. Manufacturers have designed products specifically to work on these surfaces - they work well on the hot surface by bonding to the asphalt and preventing it from bleeding into the white topcoat.

Enhancing a coated roof’s sustainability requires periodic re-coating to extend service life.
Most coatings are field-applied, and success depends on real-world conditions and the skill of you, the installer. To ensure proper curing, you should pay careful attention to consistent application and changing weather conditions.
