The Boys & Girls Club of Pekin, Illinois experienced a mechanical room fire, resulting with one section of the metal roof collapsing and the existing foam blistering from the flames.

Incorporate metal roof restoration coating systems into your service offerings



Metal roofs eventually face problems such as rust, ultraviolet deterioration, photo-oxidizing, and a variety of weather-related damages.
 
In today's tough economic times, having a lower price (and higher profitability) option to replacing a customer's wearing metal roof is a huge advantage. A quality metal roof restoration coating can keep an existing metal roof safe and secure for years to come, takes less labor and time to install, and has a higher profit margin than re-roofing.

Restoration coating systems greatly extend the life of an existing metal roof, forming a strong, protective barrier to prevent rust from forming on steel surfaces. Even where rust has a strong foothold, special anti-corrosion contents act to inhibit further spread of the oxidation process, and heat stress is reduced with the high reflectivity of the coating material.

Because they reflect up to 80% of the sun's ultra-violet rays, metal roof restoration coatings help reduce roof expansion and contraction, and prevent premature deterioration by providing a sacrificial layer to the elements, which helps to increase the servicable life of a metal roof. During summer months the high reflectivity helps to lower cooling costs, and during winter months reduces the amount of heat emitted at night, ultimately reducing heating costs.

Roof System Installation
The preparation for applying coatings over metal is actually fairly minimal. First, any loose scale, peeling paint, and rust are removed. Then the necessary metal repairs are made to prevent further deterioration. Flashings, curbs and other projections are repaired and reinforced, and finally all dirt and debris are removed and the entire surface is cleaned, often by pressure washing with water. A primer is applied before the application of the complete waterproofing system and final top coat.

Since little or no roof membrane is removed during restoration, interruption of building activity is minimized and the reuse of the existing roof not only saves tear-off and disposal costs, but contributes to the reduction of roofing-related landfill waste, which is estimated to be 25% of all landfill content in the United States.

Contractor resources for cool roofing


There are literally thousands of product options just for cool roofing (including Conklin), so specifying the appropriate roof system for your customer can be a daunting task.
 
Cool roofs are available in all colors for virtually every roofing type, although white is still the most efficient option. You can determine the energy performance of a material by understanding how a cool roof reflects and emits the sun’s heat back to the sky (as opposed to allowing it to transfer it to the building below). Once you understand the basic technology of cool roofing, there are several resources available to help you make a confident, informed decision on the next project you bid.
 
Measuring Cool Roofing
Solar reflectance and thermal emittance are the two key metrics determining how “cool” a roof will stay by its ability to reflect solar energy and emit absorbed heat. They will appear as a value between 0 and 1, with a higher value signifying a “cooler” roof. Solar Reflectance Index (SRI) is a third metric that is calculated using a product’s solar reflectance and thermal emittance values, and is measured on a scale of 0 to 100 with a higher number symbolizing a more energy-efficient roof. SRI is sometimes used in place of solar reflectance and thermal emittance as a single-value alternative.
 
Cool roof standards often specify higher reflectance requirements for low-slope versus steep-slope roofs. This difference in values is a result of the energy impact the surface faces, as the flat surface of a low-slope rooftop is exposed to greater solar radiation than a pitched roof.
 
Impact from Aging and Exposure to the Elements
Another factor where roofing products are unique is how they perform from an energy efficiency standpoint after exposure to outdoor conditions.. Each product is tested initially as available off the shelf, as well as after it has been weathered by outdoor elements.
 
A study by the Oak Ridge National Laboratory and DLR consultants found that the loss of effectiveness of solar reflectance for most roof types leveled out at around three (3) years, so it is an industry standard to test roofing materials after three years of aging to determine their aged value. Code bodies sometimes reference this aged value, as it more accurately reflects the performance of the roof through its life cycle.

Minimum Rated Values and Standards
The Cool Roof Rating Council (CRRC) is a third-party rating program that works with manufacturers to rate their products’ solar reflectance and thermal emittance. The Rated Products Directory is a free online database of roofing products rated by the CRRC.
 
Code bodies and voluntary green building programs define a cool roof by specifying a minimum value for initial and aged solar reflectance, thermal emittance and SRI, or a combination thereof. The CRRC does not set minimum standards for products to be listed on its Rated Products Directory, but provides unbiased and credible ratings for all products. You can search through more than 2,000 products by categories such as material type, color or manufacturer. You can even search by minimum initial or aged solar reflectance, thermal emittance or SRI value in order to fine-tune your search to products that meet a specific code or program standard.

While code bodies set cool roof minimum standards as guidelines, many people find it more realistic to specify a cool roof based on quantifiable benefits. The U.S. Department of Energy (DOE) and the Environmental Protection Agency (EPA) have both created cool roof calculators to determine energy and monetary savings based on climate, building size, HVAC equipment and other important factors.

  • The DOE Cool Roof Calculator offers savings estimates for small- and medium-sized facilities with flat roofs.
  • The EPA Roof Savings Calculator is designed for both residential and commercial buildings, and it allows you to define information about your existing and proposed roofs for comparison.
  • The cool roof calculators show the tangible savings gained from cool roofs, yet cool roofs offer several other environmental benefits. Eco-conscious designers may also want to consider the cradle-to-cradle aspects of their material choices, including recycled content, end of life recyclability and toxicity of materials.

Cool roofing isn't specific to a single roof system

Ask any expert to define the term "cool roof", and the explanation will likely include the words “reflectivity” and “emissivity”, but that may be where the commonality ends.

What is a Cool Roof?
Any roof that performs well those two areas (reflecting sunlight off a roof while minimizing roof surface temperature) is a good candidate for the designation of "cool roof".

A cool roof is any roofing system that can deliver high solar reflectance (the ability to reflect the visible, infrared and ultraviolet wavelengths of the sun and reducing heat transfer to the building) and high thermal emittance (the ability to radiate absorbed, non-reflected solar energy), helping to improve the energy efficiency of the building and mitigating the urban heat island effect. Most cool roofs are white or other very light colors.

Reduced construction debris - another advantage to installing SPF roof systems

According to Oak Ridge National Laboratories, “The need for multiple roofs makes roofing one of the largest contributors of solid waste.” A 1999 survey by the National Roofing Contractors Association (NRCA) found that more than 68.5% of the $11.3-billion low-slope re-roofing market includes tear-off and replacement of the existing roof membrane.

Reduced construction debris is a huge advantage of spray polyurethane foam (SPF) roofing systems like those from Conklin. Additionally, they have excellent adhesion to a variety of substrates, including BUR, modified bitumen, concrete, wood, asphalt shingles, clay tile, and metal.

Since SPF adds little weight, it can be applied in various thicknesses to add slope and fill in low areas. SPF roofing systems are often used as a recover system over existing roofs without the labor and pass-through expense to the customer of tear-off.


  


Sprayed Polyurethane Foam is applied as a liquid using plural-component spray equipment to fill cracks and crevices. It then expands approximately 30 times its original liquid volume to form a hard, closed cell monolithic roof surface. The Polyurethane Foam dries within seconds after applied to the roof surface. Its expansion results in a weather tight roofing membrane that is fully adhered to the substrate.
Once the SPF has been applied to the proper thickness and finish specifications, a protective layer of elastomeric coating or gravel is applied. This protective layer produces a durable weather resistant surface and that can be walked on for normal maintenance.

Incorporate profitable TPO single-ply coating systems into your service offerings



Thermoplastic polyolefin (TPO) single-ply roof systems are durable and are fairly energy efficient, cost effective and easy to install. But high heat and solar loading can cause premature failure in single-ply roofs.

Another issue is moisture below the roofing membrane, causing debonding and curling of insulation and cover boards, loss of thermal performance and compressive strength, mold growth, and deterioration of the structural roof deck and roof structure.
